EV Charging Grants for Residential Developments

With the 2030 deadline on the ban of new petrol and diesel vehicle sales getting ever closer, many motorists are already making the switch to an EV. In fact, it is estimated that there will be around 10 million EVs on UK roads by the close of the decade.

With such a rapid transition to electric vehicles, the UK Government need to ensure that the EV charging infrastructure is in place to facilitate the change in motoring habits. Because of this, the Government have grants available to allow landlords and property developers to claim funding for future-proofing their property.

What EV Charge Point Grants are Available?

For residential dwellings you own or manage, there are two grants available; the EV infrastructure grant, and the EV charge point grant.

 

EV infrastructure grant

The EV infrastructure grant gives you a discount on the cost of wider building and installation work, where multiple charge points are required for installation.

The grant is applicable for charge points being installed now, as well as infrastructure for future charge points. For example, the EV infrastructure grant can cover things like wiring, ducting and charge point posts.

You can get up to £30,000, or 75% off the cost of the work. The amount depends on how many parking spaces the work installation covers, with a max of £500 per parking space.

You can obtain up to 30 infrastructure grants each financial year.

Only one infrastructure grant is applicable for a given property.

 

EV charge point grant

The EV charge point grant gives you a discount on the cost of installing an electric vehicle charge point.

You can get £350, or 75% off the cost of buying and installing a charge point, whichever amount is lower.

Each financial year, you can obtain up to 200 grants for residential properties.

If you own multiple properties you can spread this allowance across installations to several properties.

Am I eligible for the grant?

To claim the grant, you have to meet certain criteria.

You can apply if you’re a:

  • landlord with property to let

  • right to manage (RTM) company

  • residents’ management company (RMC)

  • company or person owning the freehold of a property

  • company owning a building’s common areas, including shareholders who are the leaseholders

  • property factor in Scotland

  • private registered provider of social housing (PRP)

  • public sector organisation - for example government departments, local councils, the armed forces or the NHS and emergency services

  • charity that manages or owns residential property

 

However, you cannot apply if:

  • you live in the property

  • you only rent your property out as a holiday rental

  • you rent the parking spaces from someone else

It’s important to note that to qualify for the grant, each parking space you are applying to install a charge point at must be off-street, easily accessible to your tenant and owned by you (or you have a legal right to instruct the installation).
